You should service your heating system in accordance to the manufacturer’s instructions (usually annually). A Gas Safe engineer should do this. By servicing your heating system, you will ensure it works in the most efficient manner, plus you’ll make sure it is working safely. What laws and regulations surround gas in commercial and residential properties?
As you might imagine, there are many regulations surrounding the installation and maintenance of gas systems. Most requirements are laid down in the Gas Safety (Installation and Use) Regulations 1998. All commercial buildings must also have the correct Commercial Gas Safety Certificates. Residential landlords must also have this certificate.
How do we get a Commercial Gas Safety Certificate, and how often does it need updating?
A Commercial Gas Safety Certificate is a legal requirement for all commercial premises with gas appliances. We’ll work to ensure your gas system and all appliances are working perfectly before appointing a qualified Gas Safe engineer to complete the inspection. You will then receive a Gas Safety Certificate, which will remain valid for 12 months. We will track when your certificate needs to be renewed, ensuring this is done on time.
What qualifications must gas engineers hold to work legally and safely?
To work safely and legally, gas engineers must be on the Gas Safe Register. To get on this register, an engineer must show evidence of competence in gas safety, which will come in the form of a valid qualification. We will never allow any gas engineer to work within your premises without first checking they are legally permitted to do so.
What should I do if I smell gas in my building?
If you smell gas in your building, you should treat it as an emergency. All building occupants should be evacuated calmly yet quickly and moved to a location sufficiently far from the building.
